Overview

The Senior Director Workplace Strategy will lead the delivery of Southern Glazer’s real estate program. The focus of the position is to engage, collaborate and partner with real estate partners with the overall strategy regarding the real estate portfolio. The Sr Director of Real estate will develop processes that align the wok environment and practices with organizational business goals and objectives at local, regional and corporate levels.

Real estate and workplace solutions may include development of portfolio consolidation strategies, workplace standards or programs and project execution across the Southern Glazer’s portfolio. The Sr Director will have strong experience in strategic planning, real estate portfolio analysis, occupancy planning, design, functional program, construction management and workplace standards development incorporating both traditional and alternative workplace strategies. This position will report directly to the Vice President of National Operations.

Primary Responsibilities

  • Real estate strategic planning support: Manage the real estate portfolio related to office space.
  • Analyze, anticipate, plan real estate changes and work with internal stakeholders to identify optimal recommendations/decisions.
  • Report periodically with business units on portfolio performance, pipeline, transaction and project activities, as well as collect insights on future activities/needs.
  • Proactively review the portfolio on a regular basis and identify opportunities linked to market conditions, options, etc.
  • Develop and maintain project schedule and budget to ensure it is in line with the approved mandate.
  • Real estate & facilities data management support: Identify and validate existing organizational requirements and workplace needs including utilization, growth forecasting, specialized requirements, head and seat counts and employee requirements.
  • Measure and analyze workplace effectiveness through discussions, site observations, workplace surveys, space utilization and benchmarking studies.
  • Identify workstyles, workplace barriers to productivity and overall attitude towards change.
  • Identify opportunities to reduce occupancy costs and operating costs through alternative workplace strategies and portfolio consolidation strategies.
  • Change management support: Create compelling business case for change within the workplace. Develop preliminary workplace redesign concepts and program requirements based on strategic portfolio and workplace analytics. Provide recommendations specific to FF&E, technologies and other infrastructure related to workplace transformation. Lead the implementation of alternative workplace.
  • Strategies in alignment with the business goals and objectives.
  • Workplace research support: Develop and execute workplace research plans and deliverables, using practice expertise and best practice case studies.
  • Research industry workplace benchmark data to gauge competitiveness of Southern Glazer’s workplace metrics (i.e., cost, size, efficiency, productivity).
  • Stay current with emerging trends and insights related to future of work, workplace strategy and design, and best practices.
  • Communication and presentation support: Design and develop PowerPoint decks and associated talking points to effectively communicate findings related to the workplace strategy projects.

Minimum Qualifications

  • Bachelor’s Degree is required.
  • Master’s is preferred but not required. Preferably professional degree in Facility Planning and Management, Real Estate, Architecture, Interior Design, Design Strategy or related degree.
  • Licenses and /or Professional Accreditation in a related field (i.e., LEED AP, WELL AP, PMP) are considered an asset.
  • Minimum 8+ years of relevant work experience in the areas of workplace planning and strategies, real estate, design or management consulting is required.
  • Experience in the hospitality or wine and spirits industry is a plus.
  • Accuracy and attention to detail are imperative.
  • Must possess ability to take initiative, proactively look for solutions, work and manage projects within tight deadlines, and communicate to project leadership any challenges/issues in a clear and timely fashion.
  • Strong quantitative, analytical and visualization skills with proficiency in Microsoft Excel, Word and PowerPoint.
  • Knowledge of Computer-Aided Facility Management (CAFM) and/or Integrated Workplace Management System (IWMS) software strongly preferred.
  • Location: Must be willing to reside in South Florida.
  • Ability to travel: up to 50%.
